Complete strip out back to shell with unit separation for retail use. The existing Electricity Meters were removed as part of the strip out. We excavated for and constructed a new lift pit within the existing lift shaft and constructed a new blockwork lift over run on the roof to suit the new clients good lift. The defective roof finishes were stripped and replaced using a new Bauder guaranteed system. Existing staircases were removed and floor openings infilled, with new openings formed (to suit new layouts) together with steel trimmers and associated fire cladding.

The two storey glass shop fronts and structural support column were removed using a “Spider Crane” from the piazza, outside normal working hours to mitigate the effect on trading and safeguard members of the public. Two hour M/F ceilings were installed in various areas and threaded rods installed in preparation for the clients fit out installation. Defective floor screeds were hacked up and cleared from site and repaired with sand/cement screed, all areas being finished with latex in preparation for the client’s tenant occupation.

Summary of works:

  • Full demolition and strip out, including redundant M & E Services and lifts

  • 2 hour fire rated hoarding to shop front

  • Asbestos removal

  • Removal and renewal of roof finishes and associated plant relocation

  • Infilled external openings to match existing

  • New steel plant platform on roof

  • 2 Hour fire rated M/F ceilings and threaded drop rods installed for clients tennant

  • Removal of existing shop fronts, roller shutters and associated structural columns

  • 2 storey Glazed walls shop fronts removed out of hours via “Spider Crane”

  • Drainage survey, inspection and remedial works

  • Removal of internal staircases and infilling of openings

  • New Floor openings and steel support framework

  • Excavate and formation of new lift pit and roof overrun housing

  • New structural steel “A” frame for supporting front façade

  • Removal of defective floor screeds and installation of new screed

  • Latex levelling screed installed throughout

  • Floor space separation with new blockwork partitions

  • Close and constant liaison with Centre Management
